Q. What is the difference between an inspector and an appraiser? Answer: The appraiser carefully inspects the house to determine the gross living area and the general overall condition of the property in order to develop an “opinion of value”. An appraisal does not include a guarantee of condition our soundness of a structure. The appraiser will observe any apparent problems and recommend appropriate specialized inspections. The appraisal will estimate the financial impact on market value resulting from such problems. Clients are strongly encouraged to seek the advice of experts regarding the structural or mechanical aspects of a home. An inspector could better determine structural deficiencies and steps necessary to make a structure sound and ready for an appraisal. Certified appraisers must adhere to strict industry standards and a professional code of ethics as promulgated by the Appraisal Foundation & USPAP.
Q. Why do I need an appraisal? Answer: Any refinance, purchase, or sell of a property requires an appraisal or “independent estimate of value” from some source independent of the transaction. Sellers should consider a pre-listing appraisal so they know what the max value of what their home will sell for prior to ever listing it. Realtors can find true square footage and values as well prior to listing a property as well. Lenders can count on high quality certified appraisals that will sail through underwriting. Many other circumstances call for appraisals as well such as: Insurance change, divorce, tax appeal, etc…
Q. How do you find the value of a property? Answer: Appraisers are required to physically measure every property they appraise. In addition they walk through and around the property to note any maintenance or renovations the property may have. Appraisers are also required to note any external factors that affect the property for example Dallas Cowboy Stadium across the street from your house.
